What the workbook will hold
The workbook is a layout to fill in. It holds values only and has no formulas, so it does not calculate. The CAM reconciliation tool takes the same numbers, splits the expense pool to the penny, and shows the checks it ran.
What gets checked
- Before the download starts, the finished workbook is read back in your browser: its sheet names, each header row, and each row count are compared with what was asked for.
- The workbook holds values only. No cell contains a formula.
How it works
- Answer the questions. Type the property name, the number of tenants, the number of expense rows, and the period. Everything except the two row counts can be left blank.
- Build the workbook. The Excel file is put together in the browser, read back to confirm its sheets and row counts, and downloaded.
- Fill it in. Enter the year's common area expenses and each tenant's square feet and estimates paid. The instructions sheet explains each column.
- Calculate with the tool. The template does not calculate. The CAM reconciliation tool takes the same numbers, splits the pool to the penny, and shows its checks.
Worked example
For Example Plaza with 6 tenants and 10 expense rows for 2025, the workbook has these sheets.

Questions
Does the template calculate each tenant's share?
No. It is a clean layout with values only and no formulas. The CAM reconciliation tool on this site does the calculating: it splits the recoverable pool by square footage or fixed share, keeps vacant space with the landlord, and proves the shares add up to the penny.
Is it really free?
Yes. There is no sign-up and no limit on how many templates are built.
Can rows be added later?
Yes. Add rows under the last one in the Expenses or Tenants sheet. The row counts asked for here only set how many numbered rows the workbook starts with.
