Lien waiver generator
Pick the state and the waiver type, enter the parties, the project, and the amount. The tool fills in the document and checks that the waiver amount equals the current payment due you enter from the pay application.
What you type stays on this device. Nothing is uploaded. This tool fills in a document and checks the amount. It does not say which waiver type fits a situation or whether a waiver is enforceable, and waiver rules vary by state.
Optional
This tool fills in a document and checks the amount. It does not say which waiver type fits a situation or whether a waiver is enforceable. Waiver rules vary by state.
What gets checked
- The amount on the waiver equals the current payment due entered from the pay application, to the cent. If payment due is left blank, the certificate shows a warning instead.
- The amount printed in the finished document is read back out and compared with the amount entered.
- No amount is negative: a negative waiver amount, payment due, or disputed amount fails a check and nothing is generated.
- A warning names every field you filled in that the chosen form has no blank for, since it is not on the document.
- The waiver amount is more than zero, the through date is a real calendar date, and the claimant, customer, owner, project name, and project address are filled in.
- The waiver type is one of the four types.
- For a state with its own statutory form: the stored statute text still matches its recorded SHA-256, every blank has a known position, and the finished document, with whatever sits in the blanks set aside, is compared against the stored statute text and has to equal it exactly.
How it works
- Pick the state and waiver type. Choose the state where the project is and one of the four types: conditional or unconditional, on a progress payment or on final payment.
- Enter the parties and the project. Type the claimant, the customer who hired the claimant, the owner, the project name and address, and the through date.
- Enter the two amounts. Type the amount for the waiver and the current payment due from the pay application. The two are compared to the cent.
- Read the document and the checks. The filled-in waiver appears on the page with the list of checks. For a state with its own statutory form, the form's exact text is used with a link to the statute; if that text is not on file, nothing is generated for that state.
- Print or download. Print to paper or PDF, or download the document as plain text. The printout carries the verification result. While any check has failed, the waiver is not printed or downloaded and the page lists the failed checks instead. The certificate lists every check that was run.
Worked example
Brightline Electric LLC is working for Harbor Ridge Builders Inc. on Maple Court Apartments in Colorado, a state that uses the generic wording. Current payment due on pay application 2 is $33,300.00.
| Field | Entered |
|---|---|
| State | Colorado |
| Waiver type | Conditional waiver on progress payment |
| Claimant | Brightline Electric LLC |
| Customer | Harbor Ridge Builders Inc. |
| Owner | Maple Court Holdings LLC |
| Project | Maple Court Apartments, 410 Maple Court, Denver, CO 80202 |
| Through date | March 31, 2026 |
| Amount on the waiver | $33,300.00 |
| Current payment due from the pay application | $33,300.00 |
The waiver amount of $33,300.00 equals the payment due of $33,300.00, so the amount check passes and the document prints $33,300.00. Typing $33,030.00 on the waiver instead fails the check: expected $33,300.00, got $33,030.00, off by -$270.00.
The example uses made-up names and numbers.
Questions
Does the tool pick the waiver type?
No. It fills in the type that is selected and checks the amount. It does not say which type fits a situation, and it does not say whether a waiver is enforceable. Waiver rules vary by state.
What happens for states with their own statutory form?
Twelve states are commonly listed as having their own statutory waiver form: Arizona, California, Florida, Georgia, Massachusetts, Michigan, Mississippi, Missouri, Nevada, Texas, Utah, and Wyoming. Where the form's text has been taken word for word from the state's official site, the tool fills in that text and links the statute. Where it has not, the tool says that it does not hold that form's text and generates nothing for that state. That list describes what this tool does; it is not a statement of what any state's law says.
What if I fill in a field the form has no place for?
A statutory form has only the blanks its text has. If you type something the chosen form has no blank for (a through date or exceptions on a form without those lines, for example), it is not on the document, and a warning names each such field so the omission is visible.
Where does the generic wording come from?
It is Mathproven's own plain-language wording. It is not any state's statutory form and not another company's template.
Why enter the payment due separately?
So the waiver amount is compared with a second number instead of only being typed once. If the two differ by even one cent, the certificate shows the difference and the waiver is not printed or downloaded until the entries are corrected.
Is anything uploaded?
No. The document is built in this browser. A draft is kept in this browser's storage on your device and is never sent to a server.
